Victorian View condo in the Valencia Corridor

For the first SFHotBuy, let’s start with a Victorian View condo in the Valencia Corridor which I saw on Tour Tuesday. Wonderful location in the Valencia corridor, city views, windows on two sides-very nice and light.

Two bedrooms, one split bath, tall ceilings, private garage, low HOA dues.

850 Guerrero was taken off the market earlier this month at approx 45 days on the market. Time is not your friend in the market-the longer a property stays on without an offer, the lower the sales price will likely go; I assume the seller wasn’t willing to negotiate from their listing price of $899,000.

Condos at the Fairmont Hotel?

I hadn’t heard about this before I read the article.  There is a proposal to build condos on a portion of the site of the Fairmont hotel.  If this happens, it will be a really hot ticket.

Proposed bill to limit seller financed real estate deals

This article happens to be from the Orlando Business Journal, but it does talk about a Federal bill that would limit seller financed real estate deals.  I find this particularly disturbing, as not the feds are getting involved in making sellers banks that are being regulated.  Given the economy and the difficulty of some buyers getting financing, seller financing may be the only option.

Estate Planning for blended families

Here’s an interesting article that outlines some great considerations for estate planning for blended families.  Knowing how difficult it was for me to do my own, careful consideration, time and a great estate attorney are a must for sorting out the best strategy in your estate plan.  The potential for hurt feelings for those left behind are perhaps more important than the taxes.
