  1. Initial consultation-To discuss your wants, needs, and financial resources.
  2. Prequalification-To establish a price range in which to look for property.
  3. Establish a working relationship-Your success is my success.  Finding you the appropriate property means I have your trust, referrals and future business.
  4. Provide a list of mortgage brokers to find you financing-They will go through financing scenarios with you, pre-approve you for financing and in doing so will strengthen your purchase offer when we find a property.
  5. Create a dynamic property search in the Multiple Listing Service-Inputting your parameters in to the MLS will keep tabs on the always changing list of available properties in your price range and neighborhood preference.  In addition, I will keep my eyes open for other properties fitting your parameters that may not make it to your list.  It is not uncommon for properties fitting your parameters falling outside our search.
  6. Provide you with a preliminary list of properties-Educate you to the market, establishing relative value between neighborhoods.  Show you where will you ‘get the most bang for the buck.’  Weed out what properties work and what might not work.  Give you your homework for weekend-drive bys and Sunday open houses.  Solicit feedback from you on what you liked AND didn’t like and why.
  7. Look at property with you-To better understand your needs.
  8. Preview homes for you-To identify homes that match your criteria.
  9. Draft the purchase agreement on the property you select-Explaining   such items as: contract terms, contingencies, local customs, agency relationships, escrow, financing, inspections and other items specific to your transaction.
  10. Present the offer on the property you select-Presenting you in the best and strongest position possible.
  11. Review the seller’s response with you-The seller can accept, counter or reject your offer.  We will look at your goals and how best to proceed.
  12. Offer Acceptance/Open Escrow-I will open escrow, deposit your earnest money deposit and guide you through the process.
  13. Coordinate the inspections-so that you can walk through the property with contractors who can give you the best feedback on property condition.    Occasionally, an inspection will yield the need for other inspections.  I will review the reports with you, go over concerns and discuss options.
  14. Help you in referrals to other professionals such as insurance agents, estate attorneys, or qualified intermediaries if you are trading rental property
  15. Review documents relating to the purchase-This will include documents such as: Structural Pest Inspection Reports, Real Estate Transfer Disclosure Statements, Preliminary Title Reports, Etc…
  16. Go with you to the escrow signing– where you will sign loan and transfer documents, starting the property ownership transfer to you.  Here you will also bring the balance of your down payment and closing costs.
  17. Check on the property transfer process-Make sure that the loan has funded, the title has recorded and hand you the keys to your new home.
  18.
